In Byron Bay's Belongil Beach the battle between home owners and the council has already begun. SBS' Emma Hannighan reports.

Byron's council has a planned retreat policy that bans waterfront homeowners from building walls to stop erosion.

It is a policy that residents were aware of when purchasing property. They are now fighting to change it.

There is a product which the Byron Council is aware of that is especially designed to combat beach erosion which has the added advantage of being eco-friendly and allows public access to the beach through stairs.

Shark Bait is talking off the top of his head. Zeta Effect is about Colloidal movement. This has been pulled out of thin air.

This erosion is caused by a phenomenon called the Zeta Effect where ocean swells wrapping around a headland cause erosion on North facing beaches. This has been going on for decades at Byron Bay.

This is due to the phenomenon known as the Zeta Effect caused by swell lines wrapping around Byron headland and not Global Warming
