A slice of north west rural Victoria hamlet can be yours for $49,000, with the old bakery and post office thrown in.

With a population just tipping over 100, Watchem could well be one of Australia's quietest hamlets and now a slice of it can be yours for $49,000, with the old bakery and post office thrown in.

The "renovate or detonate" job is about 300km north west of Melbourne and includes more than 3250 square metres of land, a weatherboard house and brick shop on the town's main drag, located between Donald and Birchip.

"It's got a pub, it's got a small general store and it's got a swimming pool and a lovely lake. It's certainly, quiet," selling agent Rob Lehmann told AAP.

The site is powered and features remnants of the old bakery's ovens, believed to be more than 100 years old.

"It's in pretty poor state. It's in the eyes of the beholder as to what some people may think what they can do with it," Mr Lehmann said.

However, potential buyers should note the lawn mower pictured in the selling ad - possibly the only working object - is not included.

Watchem's population was 114 as at June 30, 2017, according to the Bureau of Statistics.
