Is it truly a problem finding rental digs in Australia? Siddharth says, “Yes, there is a huge demand for rental properties in Australia, especially in capital cities such as Sydney and Melbourne. This is due to a number of factors like a shortage of properties for a growing population and rising house prices and of course the influx of overseas workers in large cities. The vacancy rate of properties in Sydney is the lowest.
Many migrants are a bit confused about the documents and other evidence to be presented to support their rental application. Often new migrants do not have a rental History to prove their financial credibility. “it is preferable to show a rental history but not absolutely compulsory”, is the opinion given by Siddharth. He advises that the most important factors over and above providing salary slips, bank statements and other general identification documents it is crucial that the applicant can prove his ability to pay the rent and convince of keeping the property clean and in good shape. Mind you, the cover letter should paint a correct image of the applicant!
Often seekers of rental property, who are from overseas, do not realize the importance of having the property ‘Inspected” thoroughly before agreeing to take up the property on rent. Siddharth elaborates on these points in his talk with Kumud Merani.
Rights and duties of tenants go hand in hand. While the tenants have the right to request the property owner to take care of major repairs, the tenant has the duty to look after the property as their own house.
Under the Residential Tenancy Act 2010 Property owners or agents cannot discriminate on age, gender, religion or culture when renting out properties.
Siddharth gives us some further tips on applying for a rental property. He says, “The overall application should be completed in full without leaving gaps or blanks which may require the Estate Agent or owner to keep chasing you for further details.” Being fully prepared with all the required documentation and being aware of your own needs and those of your family are the key to a successful tenancy.
