【澳洲定居指南】可負擔房屋五大方略

澳洲大城巿買房難？以下是專家提出五大方略，部分已開始實施。

增建房屋

增加供應是主要因素，2017 / 18 年度聯邦政府預算案中，宣布大量增加土地供應，並與各州及領地政府合作，設立房屋供應指標，以及改革土地用途制度。

政府計劃設立 10 億元的全國房屋基礎建制度，協助建造新屋和住宅單位。

多元化住房選擇

檢討規劃，在有限的土地上限制個別房屋的大小，較大的房屋價格較高，並不適合愈來愈多難上車的小家庭。

新州政府計劃，要求雪梨指定地區的發展商，將項目中 10% 的房屋建設為可負擔房屋。

改革負扣稅

負扣稅改革的呼聲已久。

有政黨已提出改革負扣稅，但爭議相當大。有批評稱，負扣稅鼓勵投資者入巿，抬高價格，使首置人士無從入巿。

建立無家可歸者宿舍

政府長遠計劃與各州及領地簽訂新的全國住房及無家可歸者協議，支援那些迫切需要居所的人士。

增建社區房屋

主要協助低收入人士，未能買屋及租住者，提供社區房屋。入住者仍需交租，但限於入息的 25%，入息包括薪酬和　Centrelink 福利。
