Rental prices in major cities have continued to increase from year to year for more than the last 13 years.

Rents in Australia's major cities are now averaging $508 per week, up an average of 8.6 per cent annually and for unit rentals an average of $448 per week.

All state capitals, except for Perth and Darwin, are now at record highs. Canberra saw the biggest increase of 16.7 percent.

Despite the high prices, Australian Housing and Urban Research found increasing age, sex, sexuality and ethnic discrimination.
