A woman aged in her 30s continues to fight for her life and two others are also in hospital following a Legionnaires' disease outbreak in the Sydney CBD.

The woman is in a critical condition at Royal Prince Alfred Hospital, NSW Health said in a statement on Thursday.

A man in his 80s is in a stable condition at Royal North Shore Hospital while another woman in her 30s is recovering at Prince of Wales Hospital.

The trio have each spent time in a pocket of the city - not far from Wynyard Station - bordered by Market, George, King and Kent streets since Anzac Day.

"All of these people had underlying conditions that disposed them to catching Legionnaires' disease," NSW Health spokeswoman Dr Vicky Sheppeard said on Wednesday.

Cancer patients, smokers, people with severe immune diseases or who are undergoing immunosuppressive treatments are all susceptible to the disease, she said.

Environmental health teams have so far inspected and tested 58 of the 67 cooling towers in the area, with laboratory results expected next week.

Legionnaires' disease is a type of pneumonia caused by a bacterial infection that can develop in people after they inhale contaminated water vapour or dust.

NSW Health said there have been 42 Legionella cases reported in the first four months of this year, which is slightly higher than the five-year average of 37 cases.

There is no obvious link between the latest cases and an outbreak in March, which claimed the life of an elderly man, but authorities are not ruling out the possibility.
