The unfinished, derelict Perth mansion dubbed the Taj Mahal on the Swan and owned by the once wealthy Oswal couple will start to be demolished within a month.

Demolition work will begin on the building in Peppermint Grove, one of Australia's richest suburbs, on October 3 and is expected to take two to three weeks, the local shire told AAP.

The mansion, owned by Indian couple and one-time billionaires Pankaj and Radhika Oswal, was abandoned by them in 2011 after their Burrup Fertilisers empire collapsed a year earlier and they left Australia, although they still own the land.

The council voted unanimously in 2015 to demolish the site, on which the Oswals spent more than $40 million and had planned to include a temple, gym, observatory with revolving roof and parking for 17 cars.

The demolition of the property, which is now covered in graffiti and attracts trespassers, is estimated to cost $300,000. The council will pursue the Oswals to recover the costs.
