取消负扣税优惠会多大程度影响房价?会让租金上涨么?澳大利亚大城市悉尼和墨尔本的房价什么时候会触底?


联邦选举在即,在财政预算案公布之前,工党宣布其计划实施的取消对投资二手房的负扣税优惠政策。负扣税政策的变化在华人社区很受关注。有人担心,负扣税改革可能会造成房价下跌,房租上涨。

那么,取消负扣税优惠会多大程度影响房价?会让租金上涨么?房价什么时候会触底?

本台记者刘俊杰采访了悉尼科技大学建筑环境学院副教授施松博士。

施松副教授表示,如果完全取消负扣税优惠政策,对房价的影响会在5%-10%左右,但只会是短期的阵痛。如果只是部分改革,比如只取消对投资二手房的负扣税优惠政策,对房价的影响会更小。而在实际上,政府调控房价不会大起大落的手段很多。
