A five-year-old boy who miraculously survived a fatal crash that took the lives of his father and grandfather is recovering in hospital after being reunited with the rest of his family.

The boy was found wandering around in the Hunter Valley region of Gundy with a broken arm about 5pm on Monday.

The accident is still being investigated, but it's understood real estate agent Adam O'Regan, who also died, was at the wheel showing the boy, his father and grandfather around a property when their four-wheel drive plunged down a 200m embankment.

The boy reportedly led authorities to the tragic scene on Waverley Road before being airlifted to hospital in a stable condition and has now been reunited with his mother.

Emergency services made the discovery when concerns were raised for the victims' welfare after the Sydney family didn't return home.

The bodies of the three men were found outside the vehicle.

The boy's family said he'd been shaken by what happened.

"Yesterday our family suddenly lost a father and a grandfather," they said in a statement on Tuesday.

"Our son, who thankfully sustained non-life threatening injuries, is understandably shaken and it is our family's number one priority to be there and care for him as he recovers."

Local media reported a neighbour, Bill, said the car was discovered on a property that was notoriously slippery when wet.

The area received 18mm of rain on Monday.

Chief Inspector Guy Guiana told media on Tuesday the 4WD lost traction on the road and slid over the edge.

"Why the car left the track, we can't say for certain," he said.

Insp Guiana described Mr O'Regan as a very experienced and careful 4WD driver.

"I guess it just goes to show that even with experience and care, accidents can happen," he said.

The rural NSW real estate agency where Mr O'Regan worked for 14 years was open on Tuesday as his grieving colleagues and the close-knit community absorbed the tragedy.

"Adam was an exceptional, one-of-a-kind father, husband, son, brother and friend," his family said in a statement.

"We appreciate your respect of our grief and privacy at this time."

Mr O'Regan is survived by his wife Sally and three young children.
