Elderly Australians bound for aged-care facilities may struggle to sell their homes quickly and for a good price under Labor's negative gearing policy, a Liberal MP warns.

Andrew Laming believes removing the potential to negative gear established homes will cut back on the pool of bidders at auctions.

"Everyone deep in their hearts is saying `I wouldn't want that to be my grandparents' place'," he told reporters in Canberra on Tuesday.
