Two men, one of them shot and wounded by police, have been charged following a break-in and an 11-hour siege at an Adelaide real estate agency.
Two loaded shotguns were found and police are searching for other weapons following the arrest of the second man inside the Ouwens Casserly Real Estate office in East Terrace about 4.30pm on Saturday.
Police, including heavily armed tactical response members wearing body armour, surrounded the office, carrying out a thorough search and shutting city streets after a member of the public spotted two men on the roof of the business about 5.15am.
Police were negotiating for a peaceful end to the siege before shots were fired in a confrontation with officers on the roof about five hours into the drama.
One of the men, 41, of Northfield, was shot once in the left upper chest.
He is under police guard in the Royal Adelaide Hospital in a serious but stable condition.
Agency owner Alex Ouwens watched the break-in unfold through a security system linked to his iPad after an alarm was tripped.
"As soon as the alarm was triggered, we could see there was two perpetrators coming in and out in hoodies with crowbars, and I believe one of them was armed as well," he told reporters at the scene.
The Northfield man and his alleged accomplice, also 41, of Kilburn, face numerous charges including aggravated serious criminal trespass, possessing a loaded firearm and possessing a proscribed firearm.
The Northfield man has also been charged with the aggravated robbery of a car at Prospect on May 31.
Both are in custody and are expected to appear in the Adelaide Magistrates Court on Monday.
Detective Superintendent John De Candia said the Kilburn man was arrested without incident.
"It's too early at this stage to say exactly where he was found. I believe it was an upper level where he was located," he told reporters.
"To ensure the safety of the operation, (there was) a methodical search of the premises and we were only going to leave when we were 100 per cent satisfied that he was not in the building."
Det Supt De Candia said two loaded sawn-off shotguns were found - one on the roof and the other inside a car parked in a nearby lane.
An independent senior officer will investigate the shooting, Det Supt De Candia said.
