Three people have been treated for smoke inhalation after they were evacuated from a burning retirement village west of Sydney.

The blaze started in an elderly man's unit at the Windsor Country Village in Vineyard early on Friday morning.

Emergency services evacuated nine residents from the unit block as crews put the fire out, a NSW Fire and Rescue spokesman told AAP.

The elderly man was taken to a nearby hospital for smoke inhalation, while two others were also treated at the scene also for smoke inhalation, he said.

It's not yet known what caused the blaze.
