Brisbane singer-songwriter Emily Wurramara says her family has lost everything in a boarding house fire that sent residents running for their lives.

Police have accounted for all residents of the property, on Vulture Street in South Brisbane, and say it's lucky no one was trapped inside.

Witnesses have reported hearing explosions and screams for help as residents woke to smoke and flames about 6am.

Wurramara, an Aria-nominated artist, says she's thankful everyone got out safely but her mother, brother and daughter had lost everything.

"We practically have to start from scratch," she posted on Facebook.

"There were heaps of valuable things of my grandparents that we can't replace. But I am so grateful and thankful that everyone in the building in safe and no one got hurt."

Her manager has started a fundraising page to help the family.

Deputy Premier and South Brisbane MP Jackie Trad said the government would help residents find somewhere to stay.

She said air quality in the area was being monitored, including around the nearby Brisbane State High School, which remains open.

A neighbouring property was also damaged and about 30 residents of a nursing home that backs onto the boarding house were moved as a precaution.

"I just heard screams, 'fire, fire, help, help'," neighbour Antal Kovacs told The Courier-Mail.

By the time he reached the eight-room boarding house, the fire was already raging.

The Queensland Fire and Rescue Service said one firefighter was taken to hospital with a knee injury suffered while battling the blaze.

Scientific teams are yet to determine the cause of the fire.
